What is a commercial EPC?

Much like the Energy Performance Certificates provided for domestic properties, a commercial EPC gives business premises a rating for its energy efficiency, based on energy use and carbon emission standards. This rating runs from an A (“most efficient”) all the way down to a G (“least efficient”). Needless to say, any property receiving a G-rating has significant improvements to make in terms of energy efficiency.

Do I need a commercial EPC?

Commercials EPCs have been a legal requirement for anybody who sells or lets a commercial property since January 2009 so, if you fall into either of these categories, it is essential that you have a commercial EPC for each property that you intend to lease or sell.

Why are commercial EPCs important?

When looking to buy or rent a commercial building, many companies will be swayed one way or the other by the property’s commercial EPC rating. In the corporate environment, any opportunity to save money needs to be seized upon, and a better commercial EPC rating can make the difference between a successful sale/let and an unsuccessful one.

How long is a commercial EPC valid for?

As with domestic EPCs, commercial EPCs are valid for ten years from initial assessment. Of course, if you have made changes to your property to improve its commercial EPC rating, you can always request a further assessment and a new certificate before your ten years are up.
