SAP (or Standard Assessment Procedure) forms part of the Building Regulations in the UK, and is the only government-approved system used to assess a new building’s energy rating. An SAP rating is more detailed than an Energy Performance Certificate, resulting in a figure between 1 and 100. The higher a building’s SAP rating, the more energy-efficient it is, the less it costs to heat it, and the lower its carbon emissions.
There are three main purposes for SAP calculations, though all are interlinked. Firstly, they prove that the new building in question is compliant with Part L of the UK Building Regulations. Secondly, they are used to determine a building’s SAP rating, as discussed above. Thirdly, this rating is used to produce an EPC (Energy Performance Certificate) for the finished building, a legal requirement for selling or renting any domestic or commercial property.
SAP calculations are used to establish the energy costs of a new building. They are based on a number of factors, including the construction of the home – its building materials, insulation, and energy-saving fixtures such as double-glazed windows, cavity wall insulation, loft insulation, and the like – as well as the property’s internal lighting and heating systems. It also takes into account any renewable energy technology incorporated into the building such as solar panels. The SAP calculations do not take into consideration day-to-day energy use, such as that used for running appliances and cooking.
